The connections determine the repair
EPDM seams use system-specific adhesives or tapes, and penetrations need compatible flashing details. Dirt, aging adhesive or movement at an edge can leave an opening even where the rubber field looks intact.
We identify the membrane and assess its surface before choosing the repair. Preparation and compatibility are essential; a coating or patch product that works on another roof is not automatically suitable for EPDM.

What changes an EPDM scope
Seams and penetrations
A local seam failure or pipe flashing defect can be rebuilt where surrounding material remains sound. The repair needs to reach a suitable connection rather than cover loose edges.
Attachment and perimeter
Shrinkage or movement at terminations can pull stress into edges and walls. Reattaching only a visible flap without resolving the detail leaves the cause in place.
Insulation and deck
Trapped moisture or damaged supporting layers can require opening the assembly. Those conditions determine whether repair stays local or replacement needs discussion.
Assess restoration before adding another surface
A coating-only approach needs a suitable, dry, sound substrate and a compatible specified system. Wet insulation and failed attachment are construction problems below the new surface.
For replacement, the membrane is selected alongside insulation, drainage, attachment and building use. We explain that complete assembly rather than pricing rubber sheet as if it were the whole roof.
