Welded seams need sound details around them
TPO sheets are joined with heat-welded seams. Curbs, pipes, walls and drains need shaped flashing details that connect to the field membrane. A sound sheet does not prevent a leak at a poorly completed penetration.
The roof assembly also includes insulation, cover board where specified, attachment or adhesion and perimeter terminations. The building’s deck and system design determine those choices. Surface color alone does not establish energy savings for an individual building.

Repair and replacement questions for TPO
A localized seam or puncture
The membrane condition and ability to prepare a compatible welding surface determine repair options. A patch must extend to sound material and address the actual water path.
Moisture below
A membrane patch does not dry wet insulation. The investigation must establish whether affected layers need removal before the surface is restored.
New system planning
Deck condition, insulation, drainage, attachment and equipment flashings need a coordinated scope. Existing materials and intended use determine the assembly.
Keep upkeep focused on the details
Drains, perimeter edges, seams and the areas around equipment deserve attention after service work or a reported leak. Sharp objects and unnecessary traffic can damage a membrane even when the roof is otherwise serviceable.
A commercial maintenance plan should suit the roof and building access. It does not replace repair of an existing defect or establish that every hidden layer is dry.
