The roof scope and policy coverage answer different questions
What needs repair
Inspection findings establish the failed parts and the work needed to restore them. Age, wear, impacts and wind effects need to be considered at the property. A nearby hail report alone does not prove roof damage.
What is covered
Your insurer applies the policy and its endorsements to the cause and scope of loss. A roof needing work does not by itself establish coverage or whole-roof replacement.
What you pay
The deductible, covered amount, valuation method and noncovered work affect the owner’s share. A roofing price above a deductible is not an approval decision.
ACV, replacement cost and the deductible
Missouri’s insurance department explains these valuation differences. The policy and endorsements govern the individual claim.
Actual cash value
ACV subtracts depreciation from the covered repair or replacement value. The roof’s settlement can differ from coverage on other parts of the home.
Replacement cost
Replacement cost coverage addresses the cost of like-kind repair or replacement without depreciation as the final valuation, subject to policy terms. Payment stages and documentation still matter.
Deductible
The deductible is the part of a covered loss the policy assigns to you. A separate wind or hail term or percentage deductible can change the amount. The declarations and roof endorsements establish the applicable terms.
Keep the roof findings connected to the event
If damage follows wind, hail or a falling limb, tell the roofer what changed and when. Existing property records, the condition found on the roof and event information help establish the history. Roof marks do not all carry a date, and an inspection alone cannot assign every defect to one storm.
For active water entry, keep people clear of wet electrical fixtures or a sagging ceiling and stay off the roof. Tell your insurer promptly and follow the policy’s reporting and reasonable damage-protection requirements. Keep records of temporary work and related expenses.

Roof insurance FAQs
Does an old roof qualify for a new roof through insurance?
Age alone does not establish a covered loss. The cause of damage, the policy’s terms and roof-specific limitations determine coverage. Wear and maintenance needs are different from covered storm damage.
Can a roofer approve my roof claim?
The roofer explains roof condition and construction work. The insurer makes coverage and payment decisions under the policy. Questions or disputes about coverage belong with the insurer or the Missouri Department of Insurance.
